Change orders are a normal part of most large-scale renovation projects. They occur when the original scope of work needs to be adjusted after construction has started — due to unforeseen conditions, owner-requested upgrades, design changes, or code requirements that arise during the project.

A change order is a formal written agreement that documents the additional work, materials, or schedule adjustments and the associated cost. Because the new work requires extra labor, materials, and time (and sometimes rework of areas already completed), it increases the overall project cost. 

The earlier a potential change is identified and approved, the more efficiently and cost-effectively it can be managed.
